GRAND PLAZA PACKS FREE UTILITIES INTO VALUE PACKAGE

The difficulty of comparing the values at Grand Plaza luxury apartments with other high-profile downtown rental communities is that there is no comparison.

Topping the list of unbeatable perks is the fact that utilities , with the exception of electricity, are included in the rent.   That includes heating, air conditioning, gas, and water.

“Utilities alone comes to an average monthly saving of at least $100 per unit, a cost that you have to add to the base rent at other properties,” observed Robin Loewenberg Berger, executive vice president of NNP Residential & Development, which manages and co-developed property along with Magellan Development Group, U.S. Equities and Cataldo/Marovitz Group.

The award-winning Grand Plaza is a two-tower high-rise apartment development with 764 luxury units at 540 N. State St. in the hot River North neighborhood.

“The cost-saving perks don't end with free utilities,” emphasized Berger.   “We are providing residents in-home high-speed internet access and cable TV that is worth $50 a month.   An in-home washer and dryer saves an additional $40 and we modestly value the free membership in our private health club and spa at another $130 monthly. Add them up and you have a saving of up to $320 a month.”

"There are other landlords who claim to have lower rent rates than Grand Plaza, but none of them embrace free utilities or offer the same level of amenities and services as Grand Plaza,” she said.

James Loewenberg, president of NNP, announces that free utilities and similar perks will be provided at The Shoreham, a 46-story luxury apartment tower under construction at Lakeshore East, the sprawling new mixed-use neighborhood rising just west of Lake Shore Drive and north of the Chicago River.   NNP is a co-developer of the $2.5 billion complex with Magellan Development Group.   The 548-unit The Shoreham is scheduled to open this spring, next to the community's six-acre park.

Grand Plaza recently won a coveted 2004 Paragon Award from the National Apartment Association (NAA) for maintaining an exceptional property.  

Grand Plaza's monthly rents range from $1,395 to $6,607 for convertibles, 1-bedroom, 2-bedroom layouts and 2-bedroom and 3-bedroom bi-level duplex penthouses with fireplace and dramatic 2-story living room. Apartments range from 690 to 2,570 square feet. Unique bi-level duplex penthouses included dramatic 2-story living rooms featuring 20-foot windows overlooking the city skyline and the lake, spacious terraces and wrap around balconies, fireplaces, granite countertops in kitchen and bath, maple cabinetry, and stainless-steel appliances.
